MLS# 7159641 - 0 3 1/2 Avenue Dallas, WI 54728

This property sits just outside the Village of Dallas with road frontage on its north side along County Highway A. A gate at the northeast corner serves as the main entry point. From there, you can walk the whole tract, and a short drive puts you back in town for supplies. The east side of the property was select cut. Unlike a clear cut, a select cut leaves standing trees behind and opens up the canopy. The result is a thinned forest where sunlight now reaches the ground. That kind of opening typically leads to new growth at ground level, which can add browse and cover for deer in the seasons ahead. Tree tops from the harvest remain on the ground in places, and those piles can also provide cover for wildlife. An overhead transmission line crosses the middle of the property from north to south. The cleared corridor beneath the line creates a long open edge running through the timber, and edges like this are often where deer travel and feed. It may also serve as a starting point for a food plot or two. West of the line, the ground sits lower and is more sparsely wooded with younger trees. This side offers a different type of cover from the east side, adding variety to the habitat within one ownership. The property has previously been leased to hunters, and the seller reports that the deer hunting has been excellent. With timber on one side, lower brushy cover on the other, and an open corridor between them, there are several ways to set up for deer, turkeys, bear, and small game. Two small structures are on site. One is a modest shelter that can serve as a place to get out of the weather, store gear, or take a break during a long day in the woods. The other is an older shack in poor condition that has no value and is being sold as is. A soil evaluation report dated August 30, 2026, is on file for the property. A buyer considering a future cabin or building site can review it with their own septic designer and the county. There is no well on site, and the property is vacant land with no utilities connected. Buyers should verify availability of electric service and any zoning or permitting requirements with the town and county. The Chetek chain of lakes and other area lakes and public lands offer more opportunities for fishing and outdoor recreation nearby. Annual property taxes were $657.05 for 2025, keeping carrying costs low. If you are looking for a manageable hunting property with county road access, a gated entry, and a mix of cover close to town, this property is worth a closer look.
